4. Repair and maintenance

Both Beauvastgoed and you are responsible for maintenance in your home. In the maintenance guide and general provisions, which you have received with your rental agreement, you will find an indication of what, in most cases, you as tenant are responsible for.

You may be able to do the repair yourself. On our website under frequently asked questions you will find useful tips to carry out repairs yourself. If you do not succeed, please submit a repair or maintenance request to us and we will contact you as soon as possible.

Having problems with a lock or (broken) key? Then do a repair request with our service desk. They will assess, based on the information received, whether the repair will be remedied by us or whether you need to repair it yourself. In either case, you will be responsible for the repair costs. 
If you want to change something in the house you rented, you have to install a self-constructed facility. You may have to ask permission from us for this Self-Constructed Facility. 

You may have to pay an additional deposit for a Self-Assembly Facility.

Should the Self-Assembled Provisions not be removed to the nature and manner in which the landlord can agree upon upon upon departure of the tenant, the landlord can use the additional deposit to repair the defects caused by the Self-Assembled Provisions.

Should there be a takeover by a new tenant it should always be through a takeover form be recorded. This form is part of the new tenant's lease agreements.
As a rule, homes are delivered to our tenants as shells. This means that the tenant must take care of the necessary finishes in the house. In choosing the type of wall and floor finishes, you are bound by the conditions as included in your rental agreement. The explanation on wall and floor finishes in housing has been prepared to clarify for you what the options are. If permission has been granted or you do not need permission, you can start doing the chores. You will find useful tips in our frequently asked questions. We are happy to give you a hand.

1. Start renting

Congratulations on your new home! What do you need to take care of when moving?

Arrange your gas, water and electricity on time.

In some cases the energy supplier is chosen from the landlord. If this is not the case, you choose the energy supplier that suits you best.

Should your new home have district heating, you cannot switch to another heat supplier. There is often only one party supplying the heat to you.

For water, you just need to register with the water company in your area.
Buy television, Internet and telephone subscriptions in time so that you can start using them right away.
If you already have a subscription, you can usually take it with you to your new address.
Within 2 months of the completion date, you must provide your new address information to the municipality. Registration can often be done online through the municipality's website using your DigiD data. We would like to receive the letter of registration via verhuur@beauvastgoed.nl.

In some municipalities you need a housing permit. You can find more information about this on the website of the relevant municipality.

We recommend that you purchase contents insurance. Insure the tenant's interest (self-installed improvements in the home) in this insurance as well.

Glass insurance is also recommended. For apartments, this is often included in the insurance of the Owners' Association and is therefore not necessary. If your apartment complex has an Owners' Association, ask our service desk(servicedesk@beauvastgoed.nl) whether glass insurance is necessary.

You do not need to purchase property insurance; this is taken care of by the landlord.

All major changes and/or modifications to the home must be submitted to the landlord for approval (e.g., installing an awning, installing additional cabinets in the kitchen, installing/removing walls, etc.).

If you are moving into a new home, a living guide is often available. Before doing any work (painting, laying floors, etc.) always consult the tips in this woonwijzer. Ask your landlord if a woonwijzer is available for your home.

Notify your new address to important authorities and of course to family and friends. You can easily pass this on yourself, but you can also use a relocation service through postnl.nl.

If your family situation changes please notify us.

You must obtain prior written permission from us to keep pets.

2. Lease agreement and details.

If you want to terminate your lease, remember that you have one calendar month's notice. The rent termination always falls on the first day of a calendar month. The last day of the calendar month in which you give notice will then be the last day of rent.

In the Explanation of lease termination and delivery of property you can find out what we expect from you when you terminate your rental agreement and when you hand over your home.

A landlord statement is a written communication from your previous landlord to your new landlord stating whether you were in rent arrears during your tenancy with your previous landlord, for example, or if you committed other forms of "default," such as unauthorized subletting, causing a nuisance, or using the property for purposes for which the property is not intended.

If you are moving then the new landlord may ask for a landlord statement.

It is important that we have the correct contact information for our tenants. Does your e-mail address or phone number change? If so, please notify us.

If your family situation changes we would like to be kept informed so that an allonge can be drawn up if necessary. An allonge is used to make additional agreements after the conclusion of a lease or during its term.

An allonge should be prepared in the following cases:

  • Registration of a co-tenant
  • Deregistration of a co-tenant
  • Registration of a co-resident
  • Deregistration of a co-resident

A co-tenant has rights and obligations regarding the lease. For example, this is your spouse, registered partner or your partner. A co-tenant is someone who lives in the house with you. This can be your child, but also your partner, a family member or acquaintance.

If you would like to keep a pet, you must request written permission from us in advance.

 

If you receive permission, it is always with the condition that your pet may not cause a nuisance. Should your pet cause damage to the property, the cost of repairing this damage is for your own account.

3. Rent payment and service charges

You pay rent to us each month. The full rental amount must be paid before the first day of the month.

You can transfer the rent yourself or you can use a direct debit. With a direct debit you always pay on time and you also know in advance when the rent will be debited.

NOTE: If you are a new tenant, you must always transfer the deposit and the first month's rent yourself. The bank account number for this is listed in the rental agreement article 1.6 which you have received and signed.

The landlord may annually increase the rent of the property you rent.

Sometimes there are circumstances that make it impossible to pay your rent on time or all at once. In that case, please let us know as soon as possible at administratie@beauvastgoed.nl. We will look for a solution together. This could be, for example, a payment arrangement or a few days' postponement. The most important thing is that you talk to us to prevent the arrears from increasing.

If your payment is not on time you will receive a payment reminder. This payment reminder is sent automatically from our system.

Assistance from the municipality

Do you want help resolving or preventing your debts? Many municipalities offer debt assistance. Check your municipality's website to see what options are available.

Do you currently pay by direct debit and want to change your account number? If so, please fill out the direct debit form .

With some rental properties, you pay an advance for service charges in addition to your basic rent. This amount is settled with the annual settlement. Every year you will receive a statement of the service costs actually incurred. This may result in an additional payment or refund.

4. Nuisances or complaints

It is very annoying and undesirable that you are experiencing a nuisance.

Before you report a nuisance to us, we ask you to talk to the person causing the nuisance. It often turns out that the person causing the nuisance is not doing it intentionally and a good conversation can offer a solution. It is important that this conversation takes place at a quiet moment.

Furthermore, you can ask the offending party if they might also be experiencing a nuisance from you. In this way you show that you are also thinking about them. You can also make agreements during the conversation about how you can prevent such a situation.

If the talks are unsuccessful, you may also be able to seek neighborhood mediation through your municipality or ask for help from supervisors such as a janitor or a neighborhood police officer.

Should the offender commit a criminal offense or disrupt public order, we advise you to contact the police (0900-8844).

If you can't make it, you can of course contact us. We would like to ask you to fill out the nuisance form.

Please be advised that when the nuisance-causing party is not a tenant of a property owned by us, it is more difficult for us to contact the nuisance-causing party.

Of course, we will do everything possible to ensure that the nuisance is reduced or even eliminated. However, please be aware that even we cannot always do anything. As a landlord, we cannot simply terminate the rent and evict a tenant for any reason.

You must be able to prove a nuisance, and record keeping is very important here. Therefore, keep a logbook in which you write down when you experience a nuisance and what type of nuisance it is. You can attach this logbook to the nuisance form.
